Monkspill Cottage, Llanwern

Works started back in February with a schedule to complete a full refurbishment on this property in 20 weeks. The works started firstly with the demolition and alteration stage, this included removing the existing internal walls, the roof and the blocking up of existing windows.

The next stage was then the structural works, this started with the new foundations and the block and beam base. The whole ground floor of the house was then lifted a metre from its original level due to the flood risk. Underfloor heating was then laid on the ground floor and a liquid screed floor was poured.

The timber frame was then installed and steel put up to support the one part of the house that is on stilts. The steel beams were then bricked up to finish it off. The new roof was also put up with the timber frame and new roof slates were then laid including new fascia and soffit board with external spot lights around the house. The refurbishment also included new electrical installation with new fixtures and fittings.

Works on the interior of the house was then carried out starting with the new internal partitions which were drylined and skimmed ready for decoration. The new kitchen was also fitted and built in wardrobes made in the bedrooms.

The house also had new sash windows fitted and new doors, with the outside being completely rendered to finish it. 

This project was handed back over to our client at 18 weeks, 2 weeks ahead of our schedule.
